Our client is seeking a Project Superintendent
Position Summary:
To supervise and lead crews and subcontractors, ensuring all materials and equipment are ready for each job assigned, ensuring projects are completed on time and to communicate verbally and in writing with customers, vendors, crews, and internal organization personnel, and ensuring projects are run in a manner that ensures maximum efficiency within cost and safety standards.
Minimum Qualifications, Skills, Experience: The ideal candidate will:

Have 5-10 years of direct supervision experience on misc. construction projects

Demonstrate a thorough understanding of the plan check, permitting and building inspection process, and be able to comfortably interact with building officials, schedule inspections.

Be self-driven, responsible, reliable, highly organized, and capable of proactively managing daily tasks on projects.

Have technology skills – experience with various software (both mobile-friendly and desktop/laptop) programs, and a full understanding of the Microsoft suite (Outlook, Excel, procure, Word, and MS Project) is required.

Exhibit excellent written and oral communication skills.

Be a proactive problem solver; team player with a positive, forward-thinking attitude.

Ensures and documents daily proper housekeeping as well as guaranteeing safety and health project plans are put into practice and maintained throughout the project

Track the construction process to make sure that it is completed on time, record the progress of the project and submit an end of week summary to Project Manager addressing, work completed, issues & delays and materials required in the upcoming weeks

Coordinating tasks by different people on different sites to ensure uniformity upon project completion

Ensuring timely completion of the project to build client trust while avoiding unnecessary penalties

Working within the budget by adequately estimating the costs and cutting unnecessary expenses

Procuring and allocating resources to ensure there is no shortage while avoiding any unnecessary delays caused by management decisions

Managing both internal and external risks within the project’s lifetime, such as poor planning designs, and government policies, which directly or indirectly affect the projecT
Position Responsibilities:

Project Planning, Development, Scheduling, Budget Controls
-
Participate in project planning and construction conferences with sub-contractors to familiarize all with the project schedule, construction methods, company procedures and policies, safety and quality standards.

Coordinate with the PM to ensure that the project is properly manned to meet project schedules and budget; conduct regular meetings with subcontractors regarding the project schedule and coordinate the activities to be accomplished.

Manage all onsite municipal inspections and Permit Cards; maintain a file for all reports.

Develop Project Schedule and create 2-week look ahead.

Review plans and contractor scopes for accuracy to avoid potential delays and changes
-
Maintain accurate as-built drawings of all changes in work and critical locations.

Coordinate service providers in accordance with project schedules.

Maintain Log with Construction Administrator and team.

Ensure all safety rules, compliance requirements and quality standards are always fully enforced and maintained on the project; maintain neat and orderly job site and reject improper installation.

Determine and recommend changes in methods, schedules, procedures, and improvements where practical on the project.

Alert PM/Owner/Architect to potential budget challenges, design problems, changing or unforeseen site conditions.

Ensure timely job closeout and punch list completion.
Essential skills and experience:
-
Must have tenant improvement, ground-up, site-work superintendent, and 2+ years supervisory experience

Advanced knowledge of all construction disciplines (civil, architectural, structural, mechanical, electrical)

Strong interpersonal and communications skills
-
Strong computer skills; including Microsoft Office Suite and Procore
-
Ability to prioritize and handle multiple projects concurrently, meeting deadlines
-
Ability to read and interpret documents such as blueprints, safety rules, operating and maintenance instructions, and procedure manuals

Knowledge of proper use of equipment, materials, and supplies
-
Experience in supervising all trades including NYM in house labor force

Must be able to travel to the jobsite(s) as assigned

Ability to perform tasks in the field

Maintain detailed and accurate daily logs.

Emphasize and ensure jobsite safety, while identifying and resolving hazards promptly.

Proven ability to meet scheduling and budgetary requirements.
