Summary/Objective
The Project Manager is responsible for the ultimate success (i.e., profitability, client satisfaction, and schedule) of each project assigned to. The Project Manager plans and directs all activities, and keeps Ownership apprised of progress.
Essential Functions

1. Project Financial Management
a. Responsible for completing and submitting all requisitions timely and approving sub payments.
b. Responsible for approving sub & vendor lien release summaries to ensure subs do not ‘get ahead’ on payments.
c. Responsible for General Requirements setup, monitoring, and monthly approval/processing.
d. Responsible for minimizing costs and mitigating risks.
e. Responsible for providing Bi-weekly reports to company leadership.
f. Responsible for providing accurate monthly cost reports that forecast through project completion and identify any items that could be a potential problem. Scheduling
g. Responsible for updating & maintaining project schedule as work progresses.
h. Responsible for developing and maintaining ROJ log (Required on Job) which includes identifying any long lead items that could cause delay and seeking out solutions to mitigate material procurement conflicts with overall schedule.
2. Startup, Mobilization & Job Closeout:
a. Responsible for Initiating the project commencement & ensure the startup and mobilization procedure checklist is completed.
b. Responsible for overall closeout requirements for project to include, facilitating punch list process thru completion, tracking, collecting, and approval of warranties, guarantees, as-builts & manuals, coordination of owner’s operational instruction requirements as well as any other closeout procedures.
3. Documentation & Reporting
a. Responsible for processing and distribution of RFIs & logs
b. Responsible for Submittals: reviewing for accuracy, processing, and distribution to Design Team/Subs.
c. Responsible for preparation & submission of all project reports including Owner Monthly Reports, LEED, internal Bi-weekly reports, and reports to outside agencies (ex: WMBE, IDA etc.).
4. Change Order Management:
a. Responsible for all aspects of Change Order Management, including:
i. Compliance with all notification requirements to Owner for any change (or potential change)
ii. Issuing PCWNs for all Bulletins, revisions, unforeseen conditions etc.
iii. Processing all change orders in a timely fashion as contractually required or as otherwise necessary to keep pace with schedule. Ensure accuracy of change orders to include vetting against contract / subcontract scope as well as financially sound and fair.
iv. Properly notify Owner if changing order causes (or potentially causes) any delay to the schedule.
5. Contracts/Purchase Orders:
a. Responsible for enforcing/complying with all terms and conditions of the Owner contract and Subcontracts.
b. Responsible for sending all Notices as required by contracts.
c. Responsible for execution of Purchase Orders.
d. Responsible for subcontractors actively participating in all meetings & coordination efforts, as well as with AHJ’s as required.
6. Meetings
a. Responsible for leading the OAC, subcontractor and coordination meetings (plus accurate & timely minutes distribution for all).
b. Responsible for subcontractor attendance at required meetings.
7. Permits, Utilities, and Inspections
a. Responsible for obtaining all necessary permits, documents, inspections, and CO requirements to maintain the project schedule (and/or provide expeditor with all relevant info).
i. Project manager shall endeavor to be fully aware of all permitting and code related requirements from project inception through obtaining Certificate of Occupancy for whatever jurisdiction the project is in for all AHJ.
b. Responsible for obtaining all required utility connections on the project.
c. Responsible for obtaining all required inspections needed to complete project.
8. Proactive Risk Management
a. Responsible for obtaining all appropriate permits, insurance and following all required safety programs.
i. Project manager shall endeavor to be fully aware of all permitting related requirements from project inception through obtaining Certificate of Occupancy for whatever jurisdiction the project is in
b. Responsible for asking all pertinent questions to Design Team, Owner, Expeditors to understand, document, and enforce all required codes and restrictions on the property, within the municipality, for all required utilities, and for all AHJs.
9. Track and log the Execution of Master Contracts.
a. Responsible for maintaining lists of previously executed.
b. Assist with Estimating staff to send out master contracts to all potential subcontractors.
Track and log the Execution of subcontracts on all projects.
a. Responsible for sending, coordinating, tracking, negotiating, flagging, and notifying with issues.
Responsible for Purchasing of consultants.
a. Scope & level consultants during pre-construction.
Responsible for General Requirements
b. Maintain database.
c. Establish SOV for operations.
d. Procurement of General Requirements
10 For projects in Preconstruction, before a full team is assigned.
Assist with project setup.
e. Coordinate with the Compliance Manager
Assist/Oversee administrative duties.
f. Minutes, reporting, requisitions
Responsible for Processing of submittals for early buy-out long leads
Responsible to be the Clarification Liaison
g. Understand exclusions and clarifications in proposal estimate and will be able to help the project team start-up.
11. Safety
Collaborate with site Safety Director and Superintendent to ensure safety is a priority, and is properly incorporated into job planning, ensuring compliance with safety guidelines.
12. Personnel Development
Responsible for improving direct reports’ performance of their essential functions and competencies to help them advance. Delegate tasks based upon workload and skills set. Provide oversight, coaching, training, and feedback on a regular basis, ensuring that direct reports understand their roles.

Supervisory Responsibility
Supervises Assistant Project Manager, Project Coordinators, Superintendent, and other field personnel assigned to job.
Work Environment
While performing the duties of this job, the employee is required to work at the project site and will be exposed to ongoing construction and various weather conditions. The employee is frequently exposed to fumes or airborne particles, moving mechanical parts, uneven ground/footing conditions, and vibration. The noise level in the work environment may range from moderate to loud. This position is performed in outside weather conditions and the employee is exposed to a variety of extreme conditions at construction job sites. The employee may need to maneuver, lift, or move up to 40 pounds.
Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The person in this position frequently communicates with others. While performing the duties of this job, the employee is regularly required to maneuver to, and stand or sit in place. The employee is frequently required to use hands to finger, handle or feel. The employee is occasionally required to reach with hands and arms. Must be able to move objects and use abdominal and lower back muscles to provide support over time without fatigue. May require movement and use of limbs; this position requires good manual dexterity, coordination, and stamina. The employee may need to maneuver, lift, or move up to 40 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. This position often requires long walks on rough terrain to review constructability issues on job sites. The employee must be able to regularly walk on the jobsite and on stairs/ladders.
Position Type/Expected Hours of Work
This is a full-time position, the hours of work are Monday through Friday, 6:30am to 4:00pm, and frequently require longer hours and weekend work.
Travel
Travel to and from jobsite and office is required.
Required Education and Experience
1. Bachelor’s degree in construction management or civil engineering from a four-year college or university plus 2-5 years of related experience; or five to seven years of related experience and/or training; or equivalent combination of education and experience.
Preferred Education and Experience
1. Managerial experience.

2. Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
