Position Summary

The Director of Facilities and Grounds is responsible for ensuring that the buildings, grounds, and facilities operated by Opengate are safe for occupancy, usable, well maintained, in good repair and esthetically pleasing. This position provides oversight to the maintenance department and oversight regarding the department budget and construction/renovation projects. The position is accountable for the maintenance of all machinery, tools, and equipment, as well as for the agency’s fleet.

Essential Job Functions

  • Oversees Opengate’s maintenance team, ensuring timely maintenance and repairs of all agency assets. This includes training and developing the team as necessary.
  • Follows federal, state, and local governmental regulatory guidelines pertaining to a safe, healthy, and clean work environment, always giving consideration to the needs and preferences of the people Opengate supports.
  • Works in coordination with the CCO to ensure plans for safety and security exist to mitigate risk to the people Opengate supports, as well as employees and visitors.
  • Routinely inspects facilities and grounds to identify needs.
  • Prepares and maintains a 5-Year Maintenance Plan for the agency.
  • Acts as liaison with contractors for bidding proposals and completion of projects. Prepares product and service specifications our vendors are required to have when submitting a bid.
  • Acts as liaison with OPWDD for the PPA process.
  • Works in coordination with the Finance Department to prepare and maintain a Facilities and Grounds department budget.
  • Works in coordination with the Operations Manager to meet all office and administrative needs.
  • Works in coordination with the CEO to plan and implement construction and renovation projects.
  • Oversees inspections of Opengate’s residences, programs, and properties to ensure that Opengate is in compliance with regulatory agencies’ building codes, OSHA standards and other related federal, state, county and local building and occupancy codes and OPWDD physical plant and community group home standards.
  • Works in coordination with the Maintenance Manager to accompany building/health inspectors, compliance surveyors and quality assurance personnel in conducting maintenance inspections of Opengate’s properties and program sites.
  • Participates in rotating on-call responsibilities including nights and weekends.
  • Drive/operate agency vehicles to participate in snow/ice removal and other facility/grounds projects.
  • Reports health and safety concerns to supervisor in a timely fashion, inclusive of plans for resolution.
  • Works in coordination with the Maintenance Manager to ensure the inventory database of all tools and equipment is current, and conducts periodic inspections to ensure they are accounted for, in good working order and when, if necessary, replacement as needed.
  • Participates in the grant writing process.
  • Other duties as assigned.

Qualifications

  • A bachelor's degree in engineering, construction management, or a related field.
  • Must have journeyman skills in one of the major maintenance trades (e.g., carpenter, electrician, painter, plumber, etc.)
  • Must have working knowledge of at least two other major maintenance trades. Courses taken at recognized trade schools may be substituted as working knowledge of a major trade only.
  • Must have five years’ experience as a maintenance worker or construction worker and two years supervisory experience in building maintenance, construction trade or building contractor and five years’ experience in an administrative oversight capacity in building/grounds maintenance, or the construction trade.
  • Must possess excellent verbal and written communication skills, strong leadership skills, the ability to prioritize tasks and delegate when appropriate.
  • Experience with interpreting blueprints and working diagrams.
  • Must be proficient with Microsoft Office Suite or related software as needed to prepare and present reports, records, and budgets.
  • A valid New York State driver’s license is required.

Physical Requirements

  • This position is a non-sedentary role; requires frequent standing and walking.
  • Ability to lift 50 or more pounds, climb stairs/ladders, and maintain balance on a platform or ladder, bend, or crawl into awkward spaces.
