The purpose of the Leasing Consultant is to lease apartments, retain residents through customer service, and handle administrative and financial responsibilities for their assigned community. 
Primary Functions:
I. Leasing Responsibilities:
Ensure leasing procedures are followed on a daily basis.
Manage availability guidelines. 
Review leasing follow up weekly.
 Receive incoming phone calls from prospects in a professional and welcoming manner and entice them to visit the community. Check the answering service for messages and follow up on all messages, as necessary.
Visually inspect entire property (office, models, compactor, vacant units and amenity areas) daily for cleanliness and overall appearance. This can include, but is not limited to, picking up trash off the ground, operating the trash compactor, carrying cleaning supplies and/or vacuum up or down stairs to apartment homes, as well as cleaning apartments to bring to resident ready standards. 
 Lease apartments to qualified prospects. 
Schedule move-ins in such a way as to minimize rent loss. 
Escort a future resident to an apartment home and to all amenity areas. 
Drive a golf cart or walk with prospects. 
Prepare all paperwork needed before submitting lease files for verification.
Verify applications and process file quickly through phone calls and correspondence. Submit to manager for approval. Set up file for move-in. 
Turn in traffic and phone recap weekly to the Community Director.

SUMMARY:
The Safety Security Officer is responsible for ensuring the safety and security of all clients, staff, and the property around the facility in a homeless shelter. Operations within our facility are 24 hours. This is a relief position that requires face-to-face relief with mandatory overtime. This position reports to the Shift Supervisor and Security Manager of the Facility. Proof of COVID-19 vaccinations required. 
DUTIES &amp; RESPONSIBILITIES:

<li>Perform daily inspections of all clients’ rooms</li>
<li>Escort clients to appointments as needed</li>
<li>Interact with and monitor clients' behavior, maintaining good rapport by providing excellent customer service. Encourage clients to comply with the facility's policies and procedures.</li>
<li>Control access at the main entrance by screening all clients and visitors, utilizing magnetometer/x-ray machine to detect and prevent weapons from entering the site. </li>
<li>Perform Crisis Intervention to de-escalate potential crises and document all such situations and interventions.</li>
<li>Make hourly rounds throughout the entire facility, including all hallways, stairwells, floors, bathrooms, laundry rooms, kitchen, and office spaces.</li>
<li>Respond to incidents</li>
<li>Assist with client intakes</li>
<li>Perform daily pack-ups and logging of client property belonging to AWOL clients</li>
<li>Store and remove client property once the mandated storage time has expired</li>
<li>Maintain a clean and organized storage area</li>
<li>Complete logs, incident reports, and all other required documentation.</li>
<li>Make calls to police, fire department, and other first responders as directed.</li>
<li>Perform administrative and receptionist duties at the operations desk; monitor video surveillance cameras, and the fire prevention/detection alarm notification system. </li>
<li>Provide duties related to fire incidents, evacuation of the building when necessary, utilizing Fire procedures.</li>
<li>Ensure the safety and security of all assigned equipment.</li>

EXPERIENCE, EDUCATION AND SPECIAL REQUIREMENTS:
High school diploma or GED and prior security experience required. Must have NYS Security Guard License, and current 8-Hour Annual Certificate. Fire Guard License for Shelters preferred F02. Excellent written and verbal communication skills are necessary. Certified in Nonviolent Crisis Intervention (CPI) preferred. Must be able to work flexible shifts, weekends, and overtime if necessary.
