We are seeking an experienced Assistant Manager of Facilities to join our growing team. The position is located at St. John's University, Queens, NY.

Reporting to the Director, the Assistant Manager of Facilities, will be a vital part of the team dedicated to creating a conducive living and learning environment for the University's faculty, staff, students, and residents.

University Facilities and Operations supports the core educational and research mission of the University by maintaining a safe, beautiful, and functional campus environment. We perform the regular services and repair work needed to maintain a clean, attractive, and environmentally sound environment for the students, faculty, staff, and visitors of the University. The Assistant Manager of Facilities will oversee the maintenance and operation of critical building systems, including HVAC, plumbing, electrical, and other trades, within a portfolio of approximately thirty-two buildings (roughly 1,600,000 GSF).

Responsibilities:

  • Oversee the maintenance and operation of critical building systems, including HVAC, plumbing, electrical, and various trades.
  • Ensure the functionality and efficiency of these systems within the portfolio.
  • Coordinate and manage maintenance activities, conduct regular inspections, and address any issues related to HVAC, plumbing, and electrical systems.
  • Collaborate with a team of skilled tradespeople to facilitate repairs, upgrades, and preventive maintenance.
  • Oversee trades and contractors, ensuring their work aligns with the highest standards of safety and quality.
  • Responsible for CMMS utilization, ensuring work is properly documented, assigned, and completed in a timely manner.
  • Oversee tradespeople to ensure the safe and reliable daily operation of the facilities while promptly addressing any issues that may arise.
  • Coordinate preventive maintenance schedules, respond to emergency repairs, and manage resources efficiently.
  • Maintain a high standard of safety and compliance, implementing best practices, and fostering a culture of continuous improvement within the facilities team.
  • Collaborate with the Housing team to support the “Check-In/Check-Out” process at the start and end of each school year.
  • Work with other departments to optimize facility performance and enhance the overall living experience for the student community.

Qualifications:

  • Bachelor's degree and a minimum of (5) five years of related experience required.
  • Minimum four (4) years of field experience.
  • Four (4) years of demonstrated supervisory experience of union/non-union staff required.
  • Strong understanding of the various systems throughout a facility, including HVAC, Refrigeration, Plumbing, Lighting, etc.
  • Computer literacy and experience working with spreadsheets is required.
  • Effective communication and interpersonal skills required.
  • Excellent oral and written communications skills.
  • Knowledge of OSHA guidelines, engineering standards, and compliance with all cities, state, and federal regulations

Preferred Qualifications:

  • Hold a valid Refrigeration Machine Operator License.
  • Experience with Building Automation and Controls systems preferred.
