About the Role:
As a Real Estate Growth Manager you will help execute Industrious' US network expansion strategy. You will be directly responsible for building and managing a pipeline of opportunities with prospective landlord partners, driving transactions from initial sourcing and site selection through structuring, negotiation, documentation, and execution.

Responsibilities:

<li>Develop and manage a pipeline of real estate transactions for new Industrious locations across the USA</li>
<li>Negotiate and execute multi-unit portfolio and/or individual transactions to deliver superior risk-adjusted returns and thoughtful solutions to Industrious and our landlord partners</li>

The Portfolio Management division pursues a double-bottom line strategy, targeting not just economic returns but also multiple social metrics including but not limited to job creation, and growing equitable neighborhoods. The overall assets are divided into multiple portfolios, each managed by a Portfolio Manager, with a Portfolio Surveillance group that monitors and enforces standards and practices across the division. The division-wide portfolio encompasses all property types including those that are standard in the real estate industry (Retail, Mixed-Use/Commercial, Industrial, etc.) with individual Portfolio Managers also managing assets particular to public sector and public/private (Transportation assets including Ferry, Cruise, Freight/Rail, and Aviation, Retail and Market assets, Cultural, Industrial and Commercial assets). 
Position Overview: The Associate is responsible for supporting the oversight, development, and direct management of cumulative real estate strategies, asset-specific management plans, and district-wide performance measures to optimize the overall operating model and expense structure for a variety of assets.  The Associate will also provide administrative support to other asset managers in the portfolio. This role will report directly to and work closely with the VP, Commercial &amp; Industrial to oversee districts within the portfolio. 
Essential Duties &amp; Responsibilities:
<ul>
<li>Executing upon negotiations and contracting on a variety of agreement types including Operating Agreements, Leases, Permits and other contracts (including litigation), in partnership with the EDC Legal team, City Law and outside counsel where appropriate. </li>
<li>Identify and collaborate on opportunities for redevelopment within the portfolio, planning for RFPs and/or capital projects to modernize, expand or reposition assets. This includes developing the financial underwriting of proposed investments and building financial models. </li>
<li>Manage the annual asset management calendar, including tenant communications, monthly portfolio meetings to reconcile management budgets, review lease pipelines, plan for lease expirations, evaluate tenant financial reports, manage arrears and collections, investigate insurance issues, advise on any ongoing litigations and other regular asset management tasks. </li>
<li>Work with the Business Operations team to prepare annual revenue/expense budgets. Verify forecasted revenues for specific portfolio and utility reimbursement calculations. </li>
<li>Serve as a key representative at all required venues to present project/asset performance, implemented strategies and thought leadership through case studies. </li>
<li>Develop and/or participate in special projects with City Hall, including interaction with the Deputy Mayor and City Hall staff. </li>
<li>Perform the review of tenant financial statements and complex financial analysis for leases receiving percentage and other types of rent. Identify potential risks to assets or income within assigned portfolio. </li>
<li>Work with Lease Administration team to ensure the proper abstraction of leases and other agreements and assist Lease administration team with lease enforcement and collection activities as needed. Liaise with accounting division to ensure proper billing in accordance with lease terms. </li>
<li>Oversee the construction or maintenance and update of lease files within the portfolio. </li>
<li>Assist in the continuous development of standard process and operating procedures for the management of portfolio. </li>
<li>Ensure strategic goals are being met at the project and tactical levels. </li>
<li>Liaise between Commercial and Industrial teams to improve processes and drive synergistic efficiencies. </li>
<li>Other duties as assigned.</li>

Minimum Requirements:

<li>At least 3 years of experience in real estate development, real estate finance, CRE property management, asset management, private equity, management consulting, economic development and/or related field. </li>

About the role:
The Community Manager will lead The Lighthouse Venice membership program, curating a creative, career-focused collective. The role focuses on building strong relationships, operational excellence, and strategic planning to grow the membership base while aligning with The Lighthouse's mission.
Here's what you'll do day to day:

<li>Track membership growth (750 members, 16 Work Studios).</li>
<li>Build relationships with creators, communities, and partners to drive interest.</li>

<li>Handle membership applications and serve as the primary contact for member interactions.</li>

<li>Manage budgets and track financial targets with the General Manager.</li>
<li>Lead quarterly planning for membership goals and network at industry events.</li>

<li>Maintain CRM expertise (PeopleVine) and manage member data.</li>
<li>Conduct campus walkthroughs and support reception during events.</li>
<li>Ensure smooth event check-ins and represent members at council meetings.</li>

 The salary range for this role is $95,000 - $105,000 and serves as a general guideline reflecting the potential compensation for the role. The final salary offer will be determined based on a comprehensive evaluation of factors such as the candidate's experience, expertise, alignment with the position's requirements, and, ultimately budget approvals.

POSITION OVERVIEW:
NYCEDC's Real Estate Transaction Services Group (RETS): RETS promotes economic development and neighborhood revitalization by leveraging City-owned real estate and partnerships with the private sector. 
RETS is the City's primary department for underwriting, structuring, and executing real estate and economic development transactions on city-owned land, with the goal of transforming underutilized properties into projects that support job creation, industry-based economic development goals, and affordable community development throughout New York City. 
Your Role: As an Associate, you will work on a team of real estate finance and development professionals on projects crucial to implementing New York City's economic development goals. The Associate will perform financial analysis and manage multiple real estate development transactions under the supervision of senior staff. 
ESSENTIAL DUTIES AND RESPONSIBILITIES:

<li>Administer multiple real estate and/or economic development transactions  </li>
<li>Assist in negotiating contracts of sale, leases, and funding agreements  </li>
<li>Build and maintain detailed financial models of major New York City development projects  </li>
<li>Prepare site development and project feasibility analyses  </li>
<li>Draft requests for proposals  </li>
<li>Analyze and present findings and recommendations to project teams and senior staff in written and verbal form and brief senior officials of NYCEDC and other City agencies on the project status  </li>
<li>Conduct presentations to elected officials, community stakeholders, NYCEDC Board of Trustees  </li>
<li>Collaborate with colleagues in other departments in NYCEDC, such as Legal, Planning, Government &amp; Community Relations and Development  </li>
<li>Foster and manage relationships with real estate developers, attorneys, urban planners, consultants, elected officials and community stakeholders  </li>

QUALIFICATIONS:
<ul>
<li>Bachelors Degree in business, real estate development, public policy, urban planning, finance or law required, Graduate Degree preferred.  </li>
<li>2-4 years experience in urban planning, real estate banking, real estate development, finance and/or public policy required  </li>
<li>Familiarity and experience with project management duties including project implementation from conception to completion  </li>
<li>Demonstrated use of spreadsheets, database and presentation applications, including Excel and PowerPoint  </li>
<li>Understanding of economic development issues and NYC Government preferred  </li>
<li>Demonstrated written, verbal and analytical skills  </li>
<li>New York City residence is required within 180 days of hire  </li>
</ul>
